Terms of service

1. The service

Domakin (“the platform”) supports the administration of rental relationships between residential property owners, managers, and tenants: properties and leases, manual tracking of rent payments, expenses, deposits, manager commission, indicative tax estimates, reminders, notifications, and meter readings. By using the platform you accept these terms.

Domakin is not a payment institution — the platform does not transfer, hold, or process funds. Rent payments are marked paid or unpaid manually by the owner or manager; the platform only keeps records of them.

4. Tax figures are estimates

The platform computes an indicative tax on rental income under the Bulgarian rules (statutory recognized expenses and tax rate). Tax figures are estimates and do not constitute tax advice — filing returns and paying taxes remain the owner’s responsibility. When in doubt, consult an accountant or a tax adviser.

The service is provided at MVP stage “as is” and “as available”, without a guaranteed service level (SLA). We make reasonable efforts to keep the service running, but interruptions for maintenance and troubleshooting are possible.

8. Limitation of liability

To the maximum extent permitted by law, the operator is not liable for indirect damages, lost profits, or loss of data arising from the use of, or inability to use, the service, nor for decisions made on the basis of the indicative calculations in the platform. Nothing in these terms excludes liability that cannot be excluded by law.

9. Termination

You may stop using the service at any time by deleting your account from Settings → Account (/settings/account). The consequences for your data are described in the Privacy policy — including anonymized retention of financial records for the statutory period.

10. Governing law

These terms are governed by the law of the Republic of Bulgaria. Disputes are resolved by the competent Bulgarian court, unless a mandatory rule provides otherwise.

11. Changes to these terms

The operator may update these terms; you will be notified through the platform of material changes. Continued use after they take effect constitutes acceptance.
